A B.C. real estate developer has big plans for a former Maple Leaf Foods hog plant in St. Boniface.

Hungerford Properties of Vancouver plans to spend an undisclosed sum of money to convert the sprawling, 121,000-square-foot facility on Warman Road into a multi-tenant Meridian Business Park. It could include a mix of office, warehouse, manufacturing and logistics/distribution space, depending on market demand.

Hungerford partner Michael Hungerford said although it's possible one tenant could lease the building, a more likely scenario is multiple tenants each leasing a portion of the facility.

"I think we have to keep an open mind in a repositioning like this. We want to listen to the market and talk to as many businesses as we can and see if we can create a space that works for them," he explained.

"But we think the building is well-suited for manufacturing, for logistics and distribution, and for companies of different sizes -- anywhere from 20,000 to 120,000 square feet. It's really going to depend on the market."
