Univar Solutions Leases Large Space at Titan Business Park

Univar Solutions has signed a lease for 37,760 square feet at Titan Business Park in Regina, Saskatchewan and is joining Canature Water Group, Transforce International, Groupe Touchette and SLH Transport at this AAA class building. The space represents approximately 21.5% of the 176,000 square foot building that is in a prime location between Park Street and Ring Road in the heart of Regina's industrial district.
Univar Solutions, a global supplier for the value-added distribution of chemistry and related products and services is relocating from its premises on the outskirts of Regina - an older pre-engineered building. Occupancy is anticipated in the fall of this year.
Hungerford Properties purchased Titan Business Park in 2016 and at that time it was the former home of the iconic Sears warehouse. Extensive renovations were undertaken to bring this property to a high quality and standard that would meet modern business needs. “We have completed over 100,000 square feet of new lease deals in the past 12 months at Titan,” says Michael Hungerford, partner at Hungerford Properties. “Despite increasing vacancy rates in the Regina market and limited new industrial inventory, we are proud to have been able to secure and capture most of the deals in the city over 15,000 square feet in size.”
Industrial vacancy rates in Regina rose to 4.62% in Q3 of 2018, according to Colliers International. “We are seeing a true flight to quality in the market. Titan is now well on its way to becoming the class-leading business park in Regina.” says Glen Hill, VP at Colliers International in Regina. Because of its prime location, access and visibility, Titan Business Park will continue to attract a diversity of companies who have historically struggled to find large quality warehouse space in the area and offer some respite from years of limited large-scale industrial land supply in the city.
Only two units remain for lease, starting at 18,200 square feet, and features multiple dock loading doors, 26' ceiling heights and office turnkey opportunities. In additional to the industrial warehouse space for lease, Titan Business Park is surrounded by 21.95 acres of bare land for sale, providing the perfect opportunity to develop based on a company’s requirements.
