The Role: Property Manager

Applicants for this position will be self-motivated individuals with a high degree of initiative and will possess strong interpersonal skills, be attentive to detail, and able to build trusting relationships.

The candidate will report directly to the VP of Property Operations and work in conjunction with Accounting, Development, Leasing and Asset Management.

The Property Manager will be active in the following primary responsibilities both in an individual and team setting:


  • Uphold asset condition and operations at a high standard by proactively deploying trades and service contractor to maintain building components and equipment; and by performing regular site inspections
  • Ensure a high level of tenant service by addressing problems in a prompt effective, and cost-efficient manner, with consideration for the overall business plan for the asset
  • Maintain proactive communication with tenants and other stakeholders to develop strong rapport and win-win relationships
  • Manage the engagement and performance of third party service providers to ensure a high standard of delivery
  • Develop, track and manage operating budgets, and support Finance in invoicing, forecasting, and reconciliation activities; also, manage arrears collections process as required
  • Manage planning and execution of capital expenditure projects including budgeting, steering, oversight, dealing with municipal authorities and inspectors and managing trades and consultants
  • Assist Leasing with new lease, lease renewals, and lease administration
  • Supports Investments with cash flow projections, market research and capital project planning for assets being considered for purchase
  • Supports Development activities related to major capital expenditure projects including rezone, pre-development analysis and execution
  • Be available on-call for emergencies (fire, floods, break in, etc.) and manage claims/incidents to successful resolution; also, support handling of litigation if required
  • Support the company’s ongoing efforts to develop implement and refine best practice and process to ensure achievement of its goals
  • Manage a growing portfolio comprised of industrial, commercial and residential real estate in Western Canada
  • Monitor current trends in the market
  • Other duties as required

Competencies, Qualifications and Required Experience:

  • Minimum 5 years work experience with a recognized commercial property management firm
  • Post-secondary education
  • Valid Real Estate Rental Property Management Services License
  • Yardi experience as asset
  • Advanced skills in MS Office (Word, Excel, PowerPoint and Outlook)

  • Computer Skills: intermediate to advanced skills in MS Office Suite; knowledge of Yardi Voyager is an asset
  • Strong work ethic and attention to detail
  • Self-motivated, proactive, and possesses a high degree of professionalism
