Michael Hungerford, Partner

Michael is a member of the Gwich’in First Nation through his mother and is of British settler decent through his father. Michael is passionate about promoting the well-being of Indigenous peoples through initiatives in Indigenous economic development. Hungerford Properties is a second generation family business focused on Real Estate investment, management and development with over $1.6B of assets under management. He has 20 years of experience overseeing the management and development of over $2 billion in real estate. Under Michael’s leadership, Hungerford Properties has received many local and national awards for development and refurbishment projects which have spanned a wide range of asset classes and geographies. Hungerford has embraced ESG principles throughout its organization and is passionately committed to investing in impact initiatives on Indigenous lands.

Michael has served on the Board of Directors of the BC Cancer Foundation and Vancouver Heritage Foundation. In 2009 Michael was named to Business in Vancouver’s Top 40 Under 40. Michael is currently a member of Young Presidents’ Organization (YPO) and has the honour of being the Chair of the Vancouver Real Estate Forum for 2019. Michael holds a Bachelor of Political Science from Queen’s University, and a Masters of Business Administration from Stanford University.

Michael lives in Vancouver and raises his hands to the the xʷməθkʷəy̓əm (Musqueam), Sḵwx̱wú7mesh (Squamish), and Sel̓íl̓witulh (Tsleil-Waututh) Nations for caring for these local lands since time immemorial.

George W. Hungerford, Partner

George is responsible for high level decision-making, building and maintaining senior level relationships and investor relations. He has over 50 years of value-added real estate investment and development experience and has fostered long and successful relationships with investors, increasing the value of their real estate portfolios over time. George is a well-respected community member and holds numerous leadership roles on such boards and committees as Pacific Salmon Foundation, The Salvation Army of Greater Vancouver, The University of British Columbia Rowing Alumni Committee and the BC Cancer Foundation. He was previously on the board of directors for Clarica Life Insurance, now part of Sun Life Insurance. His numerous honours and awards for his accomplishments include; the Order of Canada, Order of British Columbia, King's Counsel, Olympic Gold Medal (Pairs Rowing 1964, Tokyo), and the Lou Marsh Trophy (Canada’s outstanding athlete of the year). George holds a Bachelor of Law and a Bachelor of Arts from the University of British Columbia.

Andrew Hungerford, Partner

Andrew is responsible for asset management, fund management, finance, accounting and investments. Andrew has 25 years of experience in real estate. He has spent his career being involved in the acquisition and asset management of over $4 billion worth of real estate in North America and Europe. Prior to Hungerford Properties, Andrew worked in real estate private equity specializing in acquisitions and asset management at Deutsche Bank RREEF in London and at The City Investment Fund, a Morgan Stanley co-sponsored fund, in New York City. He has also worked at Goldman Sachs in London, Hutchison Whampoa Ltd. in Hong Kong and KPMG’s real estate group in Vancouver. Andrew is proudly Gwich’in (Northwest Territories and Yukon) and is passionate about Indigenous and economic development initiatives.

Andrew was the Chair of The Salvation Army Vancouver Harbour Light Community Council and is currently a member of the Building Committee for their largest facility in Canada. In 2013 was named to Business in Vancouver’s Top 40 Under 40. Andrew is currently a member of Young Presidents’ Organization (YPO) and the Advisory Board at the Queen’s University Smith School of Business. Andrew holds a Bachelor of Commerce Degree from Queen’s University and a Masters of Business Administration from Stanford University. Andrew is a Chartered Financial Analyst Charterholder, a registered Mortgage Broker in British Columbia, a Chartered Public Accountant (CPA, CA) in Canada and a Certified Public Accountant in the United States.

Irfan Shariff, Senior Vice President of Investments

Irfan oversees investment initiatives at Hungerford Properties. This includes acquisitions, dispositions, joint ventures and partnerships and business development. Irfan has extensive experience in overseeing strategic initiatives, transaction sourcing and execution, and capital raising. Prior to Hungerford Properties, Irfan was Chief Financial Officer and strategic corporate finance and business development consultant to Canadian mining companies with global operations. Irfan started his professional career with PwC in Vancouver. Irfan also spent 8 years as an investment banker with Citigroup in London, UK where he focused on consumer, retail, and real estate mergers and acquisitions as well as financing transactions.

Irfan has previously served on The Salvation Army Vancouver Harbour Light Community Council and is an active community soccer coach. Irfan holds a Bachelor of Commerce Degree from the University of British Columbia and is a Chartered Public Accountant (CPA, CA) in Canada.

Justin Deknatel, Senior Vice President of Real Estate Management

Justin oversees Real Estate Management at Hungerford Properties, leading the asset management, leasing and property management teams. Justin has over 25 years of progressively senior experience in managing real estate. Prior to Hungerford Properties, Justin served as Vice President, Operations for a publicly traded REIT with a national portfolio of open and enclosed retail real estate. During his tenure, Justin lead the highly successful, portfolio wide, internalization of property management, building a national operating team from the ground up. Justin has led building and team projects to BOMA and ICSC award-winning success throughout his career. Justin has overseen the management of over 4 million SF of assets and over $2 billion of assets under management in Canada.

Justin holds a Bachelor of International Business Studies Degree with Honours from The Hague University in the Netherlands.

Kantaro Goto, Senior Vice President of Finance and Accounting

Kantaro oversees the financial strategy at Hungerford Properties. This includes financial planning, accounting & reporting, tax, treasury and corporate finance activities. He brings over 20 years of experience as a finance executive in commercial real estate in both public company settings and private equity.

Prior to Hungerford, Kantaro was Senior Vice President of Finance, at Pure Industrial, an operating company owned by Blackstone and Ivanhoe Cambridge. During his time at Pure Industrial, Kantaro oversaw financial and operational reporting for stakeholders, budget and forecasting, debt financing, treasury, and corporate operations. Kantaro holds a Bachelor of Commerce Degree from the University of Toronto and is a Chartered Public Accountant (CPA).

Kevin Kaila, Vice President of Development and Construction

Kevin is an executive real estate development professional with over 20 years of experience in the industry. He is committed to finding creative ways to achieve the highest and best use on all our development sites while maintaining a strong sense of community and social responsibility. He actively manages the development team and works closely with other departments in providing leadership and guidance around project management, budgets, construction costs, design, schedules, and risk mitigation. With a diverse range of projects, the development team builds on strategic alliances with key partners in the consulting, general contracting, and trade industries.

Prior to working with Hungerford Properties, Kevin worked for HH Angus & Associates, the City of Burnaby, and EllisDon Corporation. He graduated from Lakehead University, Thunder Bay, Ontario with a Bachelor of Engineering. As a Professional Engineer, Kevin is also part of the Association of Professional Engineers & Geoscientists of British Columbia.

Caroline Clark, Vice President of People and Culture

Caroline is responsible for Human Resources Management, overseeing Talent Acquisitions, Learning and Development programs, and Organizational Development, Compensation and Benefits. Prior to joining Hungerford Properties, Caroline worked in various progressive HR roles within multi-billion dollar US companies. Caroline started her professional career with Abbott, a global diversified healthcare company and then joined Emerson, an engineering company serving industrial, commercial and residential markets. During her time at Emerson, Caroline successively served as HR Business Partner, and HR Manager in Europe for different business units and locations including France and the Netherlands.

Caroline holds a Masters Degree in Human Resources Management and Development (Social Management Institute (IGS), Paris, France), is a Chartered Professional in Human Resources (CPHR) and is also a member of the Young Canadians in Finance Vancouver Chapter.

Joel Aikin, Senior Director of Investments

Joel is responsible for business development initiatives, joint ventures, originations and dispositions. Joel has over 10 years of real estate investment experience and over $3 billion of transaction experience in Canada and the United States. Prior to Hungerford Properties, Joel spent five years at KingSett Capital focused on acquisitions, dispositions and valuation. While at KingSett, he oversaw the valuation of the firm’s growth fund and income fund portfolios and played a leading role in numerous transactions across all major asset classes throughout Canada. Prior to joining KingSett Capital, Joel held positions in the Asset Management Group at Great West Life Realty Advisors in Toronto and the Acquisitions and Dispositions Department at UDR Inc., a large-cap multifamily real estate investment trust based in Denver.

Joel holds a Bachelor of Science in Business Administration Degree with an emphasis in Finance from the Monfort College of Business at the University of Northern Colorado.

Jon Leugner, Senior Director of Real Estate

As Senior Director of Real Estate Jon oversees leasing and sales across Hungerford’s commercial and mixed-use portfolio in Metro Vancouver, Alberta, and Manitoba, as well as engaging in government relations, entitlement and development planning. As part of his overall Real Estate Management responsibilities, Jon is involved in the planning and execution of new ground up development, product and design development, repositioning properties and sound stewardship of existing IPP assets.

Jon is currently a board member of NAIOP Vancouver and is co-chair of its Government Relations and Development Issues Committee. Prior to joining Hungerford Properties, Jon held various leasing roles both on the landlord and tenant side as well as a real estate manager and government relations specialist for a national telecommunications company. With over 17 years of real estate and leasing experience, and over 500+ transactions, Jon brings a vast array of transactional and operational best practices to the team. Jon plays an integral role in strategy, risk mitigation, negotiation, research, and documentation for the team.

Travis Zou, Senior Director of Investments

Travis is responsible for deal sourcing, transaction structuring and negotiation, feasibility assessment, due diligence and closing of transactions. He is also responsible for the creation of detailed macro and micro market studies and developing acquisition thesis for a variety of investment strategies. Travis has been a key part of the Hungerford Properties’ investments team for 12 years through a strategic and analytical process with an emphasis on spotting trends and identifying patterns between asset classes and geographies. Travis is a key component in developing Hungerford Properties’ Neighborhood Mapping strategy.

Travis holds a Bachelor of Commerce degree from the University of British Columbia with a specialization in real estate finance, development and valuations.

Angela Aydon, Senior Director of Investor Relations

Angela is responsible for supporting the fundraising process and serves as the key point of contact for Hungerford investors. Angela oversees the firm’s investor database and stewardship activities, facilitates investor meetings and events, oversees fund compliance requirements, and creates fundraising materials. She actively manages the investor relations team and works closely with other departments on all investor reports and deliverables.

Angela has over 15 years of experience working in both the public and private sector and has extensive experience with building and managing shareholder relationships, fundraising, analyzing in-depth sector research, creating communications strategies and corresponding plans, creating marketing materials, and organizing investor events.

Angela holds a Bachelor of Business Administration Degree from the University of New Brunswick, has completed the Canadian Securities Course, and has completed the Prep courses for the CPA designation.

Frances Levitt, Senior Director of Finance

Frances oversees the finance and accounting department at Hungerford Properties which includes financial planning, accounting & reporting, and day-to-day operations. She brings over 15 years of experience in finance and accounting.

Prior to Hungerford, Frances was the Vice President of Finance at Niradia Group of Companies, a private company involved in real estate development, construction, hospitality and property management. There she oversaw the finance and accounting department and was involved in debt financing, treasury and corporate operations.

Frances started her professional career with KPMG in Vancouver focusing on U.S. and Canadian publicly listed entities. Frances holds a Bachelor of Science Degree from the University of British Columbia and is a Chartered Public Accountant (CPA).

Kerry Minailo, Director of Development

Kerry is responsible for the execution of development business plans with a focus on project design, entitlements, budgets, schedule, and construction management. Prior to Hungerford, he was a Director of Construction at Conwest Developments, and a Project Manager with Bird Construction, providing him with a diverse background of construction and development experience. Kerry is a proven leader with the ability to manage projects through the full development cycle, from initial conception to project closeout.

Kerry holds an MBA from UBC Sauder School of Business as well as an engineering degree from the University of Alberta. He is Registered Professional Engineer (P.Eng.) and a member of the Association of Professional Engineers and Geoscientists of Alberta (APEGA).

Derek Hansom, Director of Indigenous Strategies and Relationships

Derek is a member of the Skowkale First Nation, a Ts’elxwéyeqw community located in Chilliwack, BC. At Hungerford, Derek’s responsibilities lie in overseeing engagement with Indigenous Peoples on projects. His responsibilities include fostering and developing relationships and opportunities, actively participating in projects, and creating and sustaining positive lasting impacts across our initiatives. Derek brings a wealth of experience in community and social development, notably in areas such as health, First Nations leadership engagement, and the integration of cultural values into service provision and decision-making.

Before his tenure at Hungerford Properties, Derek worked closely with the Regional Chief of BC, assisting with the Economic Development portfolio. His diverse professional background includes roles at Simon Fraser University, the BC Assembly of First Nations, Stó:lō Service Agency, Unceded Management Services, and Coast Educational Development and Research.

Derek has also served as a two-term elected leader for the Skowkale First Nation. He has held significant positions such as Vice President of the Ts’elxwéyeqw Tribe, a member of the First Nations Health Council, and a Director at Seven Generations Environmental Services. He earned a Master’s of Business Administration Degree with a Aboriginal Business and Leadership specialization from Simon Fraser University and was selected as one of 35 Canadians to participate in the 2019 Leading People and Investing to Build Sustainable Communities Executive Program at Harvard School of Business.

Derek also serves on the Boards for the BC First Nations Gaming Revenue Sharing LP, Stó:lō Service Agency and Tomiyeqw Economic Development Corporation.

Rahim Jiwani, Director, Asset Management

Rahim is responsible for overseeing the execution of business plans across commercial and residential developments and income-producing properties. He also manages the financing activities of new real estate acquisitions and existing properties, including construction financing and refinancings. Prior to joining Hungerford, Rahim worked in Asset Management and Portfolio Management for different institutional investors in Canada, and he also worked on the research team of an international real estate brokerage firm in London, UK.

Rahim graduated from Simon Fraser University, British Columbia, with a Bachelor of Business Administration and is a Chartered Financial Analyst (CFA).

Judy Weinstein, Director of Corporate Accounting

As Director of Corporate Accounting, Judy is responsible for optimizing the financial management of the Corporate Accounting function, including cash management, overseeing full-cycle accounting, and streamlining systems and processes. Judy has over ten years of experience including Fund Accounting and Reporting, and real estate accounting operations. Prior to joining Hungerford Properties, Judy was with Shape Properties where she oversaw full cycle accounting. Judy holds a Bachelor’s Degree in Business Administration with a special concentration in Accounting from Capilano University, where she graduated with distinction.
